Virtual staging disclosure generator

Tick what was changed in the photos and copy the disclosure for your MLS remarks, photo captions and social posts. Runs in your browser; nothing is sent anywhere.

Why disclose

A buyer who tours an empty house after seeing a furnished photo feels misled unless the photo said so. Most MLSs and the NAR Code of Ethics treat undisclosed edits that change how a property looks as misrepresentation, and many MLSs ask for the unedited photo alongside the staged one. Rules differ by MLS and state, so check yours; the wording above is a starting point, not legal advice.

Three habits that keep you safe

  • Label the image itself. Captions get stripped when photos are syndicated to portals; a visible "Virtually staged" mark on the image does not.
  • Keep the original. Upload the empty-room photo next to the staged one so buyers see both.
  • Never hide defects. Adding furniture is fine. Covering cracks, stains or damage is not.

Need the staged photos too?

$9 per photo or $59 for 8, 3 style options per room, every image already labelled "Virtually staged", delivered in 24 hours.
